Reservation Fee & Final Payment
A deposit of 50% of the full tariff is required to secure a booking. For Omaroo Lodge, a security deposit is required, prior to accessing the property.
In cancelling a booking, a 50% refund is granted, when the cancellation is made seven full days prior to the arrival date and time.
If the guest cancels less than seven days in advance, the nights not spent are not refunded.
If the guest arrives and decides to leave early, the nights not spent are not refunded.
If the cottage can be re-let for the period of the cancellation or otherwise at the discretion of Gettes Place, the balance of the deposit will be returned to the guest, less a $50 administration fee.
Guidelines Applicable To Accommodation
Gettes Place will make every effort to have the house ready for an arrival time of 3pm. Please note, that in the event of an out-in on the same day of our guests arrival, a 4pm arrival time may be requested.
Upon departure it is the responsibility of the tenant to leave the property clean & tidy and excess rubbish dealt with appropriately. The condition of the property must be left, as close as possible to the condition it was in, when you began your stay. This includes all cooking ware and dishes to be washed and it is your responsibility to clean the BBQ after use. In the event of excessive cleaning requirements, an extra cleaning fee will be charged immediately, to your credit card.

Late check out fees apply: $200 per hour
Check out time is no later than 10:00am, or otherwise advised, to allow time to prepare the property for the next guests. Please be aware that late departures, without an agreement from the management will incur an additional tariff, which will be taken immediately from your credit card.
Any damage, breakage, or loss of furniture, furnishings, equipment, locks or keys is to be reported immediately and paid for at cost, other than acceptable wear and tear.
The number of guests must not exceed, the number stated on the accommodation offer. Only registered guests are permitted to stay at the property overnight. Breaching this condition will result, in immediate eviction and forfeiture of your bond.
Pets are not permitted.
Gettes Place is a non-smoking establishment. Smoking inside is not permitted.
Parties and Functions are strictly prohibited. Private functions are not allowed, as they may cause disruption to neighbours, damage to property etc. The price charged for your stay is for domestic use only. Accordingly, this rate does not allow for the extra wear, associated with functions, in terms of cleaning, garbage removal, wear and tear, repairs etc. Gettes Place has a strict No Party Policy.
No person on the premises shall conduct themselves, so as to cause a nuisance or disturbance to our neighbours. Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and lose of bond.
Gettes Place has sole responsibility to deliver the accommodation booking, as your payment has been confirmed for.
Gettes Place will make every effort to ensure the property is available, as booked. However, the operators reserve the right to make alterations to bookings, due to unforseen circumstances, such as the property being sold; the malfunction of any inventory items; or the property is withdrawn from letting. If Gettes Place is not able to accommodate you as advised, reasonable efforts will be made to help you secure alternative accommodation.
The outside hot tub at Omaroo Lodge is regularly attended to and maintained. Kindly be aware, that there may be circumstances, which are out of our control, when the hot tub is not available for guest use. Please be assured, that we will continue to endeavour to get the spa repaired promptly, for our guests enjoyment, but we cannot guarantee, that it will always be available.
Gettes Place takes no responsibility for your personal property, left on the premises.
Furniture, fixtures and fittings are not to be altered or moved between rooms.
